About this tool
The TDS on Rent Calculator is a free, no-sign-up tool that helps tenants, businesses, landlords, accountants and CA students in India work out how much Tax Deducted at Source (TDS) must be deducted on rent — instantly and accurately.
What it does
It applies the correct provisions of the Income Tax Act based on your inputs and shows the TDS rate, monthly and total TDS, the amount payable to the landlord, deposit deadlines, and the forms you need to file. It covers:
- Section 194-I — for businesses, companies and audited persons (10% on land/building/furniture, 2% on plant/machinery).
- Section 194-IB — for individuals and HUFs not under tax audit (2%).
- Section 206AA — the 20% rate when the landlord has no PAN.
- Section 201 & 234E — interest on late deduction/deposit and the late-filing fee.
